What are modular homes?

Modular homes are residential constructions where major sections of the house are built in a factory and then transported to the site for assembly. This off-site manufacturing approach shortens on-site construction time because weather delays, trades scheduling and material handling are controlled in a factory environment. The method has been common in commercial construction for decades and is now scaling into residential housing across Australia. 

A standard modular home typically consists of two to four fully-assembled “boxes” (modules) made from timber frames, steel frames or SIPs, craned into place as complete units and bolted together on site. The result is a house ready for fit-out, roofing, cladding, plumbing and electrics, much faster than a brick-veneer or timber-frame home built entirely on-site. 

Most buyers exploring modular home builders in Australia are looking for speed and cost efficiency. Modular construction typically takes 10-14 weeks total (compared with 9-14 months for traditional construction), and the off-site component reduces exposure to weather, theft and waste. However, modular construction also carries a trade-off: the lightweight, timber and steel frames common to standard modular homes do not deliver the same structural strength, fire resistance, thermal mass or longevity as solid concrete. 

How precast concrete panels compare to standard modular construction

Standard modular homes are assembled from pre-built boxes of timber, steel or SIP construction. These modules are manufactured as complete units, including internal walls, floors and roof, and craned onto the building block. REZICAST® modular homes operate on a different principle. Rather than craning in assembled boxes, solid precast concrete wall, floor and roof panels are manufactured off-site and transported to the block. These panels are then assembled on-site like precision building blocks, joined together to form a single monolithic concrete structure. The result: no modular joins. The entire home is one continuous concrete shell.

This structural difference carries real benefits for Australian homeowners, especially in regional areas. Solid precast concrete is non-combustible, meaning REZICAST® homes meet BAL-FZ (the highest bushfire attack level). They are also cyclone-rated, termite-proof, provide ~50-60 dB acoustic separation (significantly better than timber or steel), and use thermal mass to moderate internal temperatures naturally, reducing reliance on heating and cooling. 

 Standard modular construction excels at speed and cost for areas where fire and cyclone risk are low. However, for bushfire-prone, cyclone-prone or acoustically demanding sites, much of eastern Australia, REZICAST® precast concrete modular homes offer a genuine structural upgrade without sacrificing the speed advantage that modular construction brings. 

Off-site construction, on-site assembly, the REZICAST® process

The speed of REZICAST® modular homes comes from manufacturing and site work happening in parallel. Here is how the timeline works: 

  1. Design & Slab Preparation: Design is finalised and building consent obtained. Meanwhile, the site is cleared, and a concrete slab is poured to receive the precast panels. 
  2. Factory Manufacturing: Whilst the slab cures, REZICAST® begins manufacturing your precast wall, floor and roof panels in the factory. This happens in parallel with site work, not sequentially. 
  3. Transport & On-Site Assembly: Once the slab is ready, panels are transported to the site. A crane positions each panel precisely. Panels are bolted, welded or post-tensioned together on-site to form a continuous concrete structure. 
  4. Lock-Up Achieved (10-14 Days): The monolithic concrete shell is complete. The home is now weathertight and structurally sound, with no further weather exposure risk to interior works. 
  5. Fit-Out: Internal fit-out (plumbing, electrics, finishes, landscaping) proceeds on a dry, protected interior. This phase typically takes 3-4 months. 
  6. Handover: Total project time from design sign-off to handover: 4-6 months. Traditional brick-veneer construction typically takes 9-14 months. 

The 10-14 day on-site assembly window is the key differentiator. Because precast panels are engineered to precision in the factory, on-site assembly is predictable and fast. There are no trade delays, no material shortages affecting the critical path, and no weather damage to the structural frame.
